The declared completion date is a marketing date — 72% of projects deliver within the 12‑month RERA grace, so the grace expiry is the operational deadline. The recast runs each project’s remaining programme forward at plan rate from its latest DLD-declared progress, and is re-cut at every update. It reads optimistic by design; the recut is the correction. The recast can exceed the promise inside a window because projects promised for earlier years slip into it. The downside holds each project at its own achieved pace where that pace is slower than plan — it can delay a project, never accelerate one — so cumulatively it always trails the recast.
